    Green light for new West Lakes housing plan

    "The Minister’s approval allows 489 new medium density homes on the site as well as potential commercial uses. Fifteen per cent of new homes will be classed as affordable houses."

    Having been in Adelaide over New Year, city has a great vibe at the moment.
    Can't wait to get my little development underway in Christies, hopefully starting process this year.

    Anyone have any thoughts on Craigmore, is it worth buying there today or has it had its run. i still feel its undervalued but thats gut feel more than any hard data.

    Not a bad place to be. Yes it has had a recent run up in price and may have some upside left in the current upswing. Over a 7-10 year it may matter less if one buys well.

    Is Christies Beach/ Downs area still attractive as an investment? I recall back in 2018 it seemed pretty popular.

    I would say Christie's beach more popular than Christies Downs. Both suburbs have some reasonable uplifts in price since 2018 and rentals looks tight as it stands today

    I Have just finished a development in Christies,would I do it again today.....No.The spotlight attracts too many followers.

    Its an interesting market that's for sure.

    Do you think it's now unfeasible at today's land prices vs end value of property?

    i say at as i am currently investigating a 2 lot subdivision development down there.

    Our starting point is on paper fairly good as we bought the block with an old house on it 6/7 or years ago when land was much cheaper.

    Now thinking of splitting the block and building 2 homes, poss with one of them to live in.

    However, quotes from builders so far indicate a subdivision and build doesn't seem to make much profit for a 2 lot subdivision.

    With virtually all the gain having already come from just holding the land which has appreciated over the last few years - rather than as a result of adding any further value through a build.

    We bought Christies Beach for $310,000 in 2015,so got quite a good gain.It was originally 1 William Rd,we subdivided the block, and added 11A Vincent St to the development.The figures only just stacked up when we decided to build, at the time i worked for Metricon, so got a really good staff discount.selling also had many challenges, 4 contracts to sell 11A Vincent St alone.

    The money is only in the land at present,cost of builds, holding costs, build times are too prohibitive.I have just demolished a house in Morphett vale, 1 block into 2, the smart money is just selling the land as a quick flip.

    cheers. thought as much. either that or cram more on the block to max out the end value.

    we may subdivide and sell the land ,or hold it long term whilst trying to get the most from the rent of the existing property, in the meantime, i suspect.
