    Hey everyone,

    We have recently moved up to the Sunshine Coast, and are looking for some opinions on strategies that are currently working up here. Particularly looking at short term strategies to create chunks of profit rather than long term buy/hold properties.

    What works up here? Splitters seem to be as rare as hens teeth, is there enough margin in renos? Development?

    Here's a value add suggestion. Go and invest in on the Gold Coast :).

    Ok now seriously I think the sunshine coast has upside too. I would suggest arming yourself with as much knowledge about future building and city plans. Do your research. Speak to planners, architects, long established agents. Information is your friend. Good luck!

    In general I would also suggest acquiring freehold land as close to the beach as possible.

    Buy old houses on corner lots in the 4575 postcode east of Nicklin Way and get a DA for a duplex pair and sell for 100k+ profit. I've been leaning towards this myself. I've seen one so far. But it will start to happen more often as people come for the hospital work but want to live walking distance to beach. Anything east of Nicklin Way is within 300 metres of dipping toes in surf.

    Thanks guys. Unfortunately anything east of Nicklin Way is now zoned 'Protected Housing Zone' which basically stops any duplex development...

    Where in the SC did you end up?

    Where did you move from?

    How are you finding it? Just curious because we're tempted to make the move up.

    We're heading back up in September (our last visit was in July) - we love it up around Noosa/Peregian.

    We love it up here! We live in Noosa Heads and moved from Templestowe, Melbourne last December. In all honesty Noosa is really a southern settlement. Almost everyone I have met has come from somewhere else. People are extremely friendly, as they have all been in the same boat - moving to a place with no family network.

    We have loads of friends at Perigian Springs who love it there. Our 3 children are happier than they have ever and took only a week or two to really settle in.

    We were tempted to move for 8 years and only wish we had done it sooner!

    Go for it! Life is no dress rehearsal!
