    Not yet but so close. Missed out by 15k, it may have gone up higher as well if we bid more. We decided to start looking at smaller blocks around 1000sq but can't do it, rocked up to an awesome 1100sq house on the weekend but the neighbours were swearing farrk this and farrk that so sticking with acreage idea so I can't hear em.

    The pic is the backyard of what we were outbid on.

    Latest update. Found a great place. Offered the asking set price on a private sale, cash offer, favoured the vendors terms in every way.......rejected. I cracked it at the agent, lost my cool. I'm not good at this game and still don't understand it. If you ask for a price and you get it shouldn't this mean you get it?
    Can someone please explain the rules of this game cause I'm totally ****** right now, I can't keep wasting my days.

    If it is not warm/hot there, that sounds idiotic. (by them/agent)

    My guess is you have given the indication there is more in you, did you ask the agent straight up what would buy the place ?

    If it has a set price, unless multiple serious people turned up first day (doubt it on acreage unless in a major city), then.....

    I asked what price do the vendors want to sell it, they haven't gotten back to me on a price. Was reading the new laws state they must adjust the asking price if someone offers more than the asking price. I should offer $3.00 more so the price is awkward on realestate.com

    Never under estimate the greed of some vendors, or the fact that many vendors are not serious.

    Between trying to find a suitable place, whether IP or PPOR, finding right pricing, decent agent and serious vendor, well, lot of chains in that link that can let go.

    Don't waste your energy.

    The agent knows your not happy. Is it a warm market, or a buyers market ? If buyers, stick to the peed off & ask the agent, do they want to sell, tell them you feel like pulling your offer off the table, but you will give them the weekend to think it over, but I would take away some of the things, like do not do unconditional, do not offer them anything special, just the ask price.

    I would tell the agent, if they want to muck around still, you will move on.

    Of course you have to be ready to do so.

    I made an offer for a lease of Office 2 weeks ago. Landlord interviewed my business partner while I was away hitting the white powder. Anyway after few days I decided not to proceed because they would rather a short term lease than. 3+3+3! ****** me off. Today agent told me they decided to withdraw their space from lease and I told the agent some frank words.

    IMG_5251.PNG If building and pest inspection go well tomorrow then this will be part of our new view. Overpaid but surprisingly doesn't feel like I overpaid cause it's everything we wanted and much more.

    Yay congrats. Better get used to sitting on a ride on mower....

    My 2 mowers have vacuumed up all the grass in 3 acres so far in a month.... and generated a few trailer loads of poop.
