    Ok found the one. It's over my absolute already raised max budget I wanted to spend, it might even sell for slightly more, bout 50-90k more.
    5 acres of awesome land with everything we want and need.
    Huge 12 car shed, garage as well, has a house, it's almost perfect which makes it perfect. I'm trying to work out how to make this happen.

    Lol if I pay more then that means the massive shed will sit empty. Was about to order an old collectable merc amg.
    I'm torn, own an awesome house=no cars=no fun=what's the point.

    Yeah. If I pay more than what I feel comfortable paying, I won't have enough to buy my toys.
    House is worth it though, it's awesome.

    Might have to sell another investment property sooner than I thought.
    I'm regretting that I didn't overpay for the last one already that has now sold. What do you think, go in with one best only offer?
    And would you put a time frame on the contract or just best offer. I hate when agents use your offer to other buyers

    Anyone got a buyers checklist for rural buys? Id imagine there is a few different things to look out for and a few unexpected costs too.

    Fencing
    Soil tests
    Ability to clear
    Access to town water, sewer if not, water storage, sewerage treatment
    Weed control
    Unapproved sheds/dwellings

    Any unique items that you discovered that you wish you knew beforehand?

    Fencing need to do a walk around.
    Soil test I don't know about. You referring to growing stuff?
    Ability to clear through council regs. some councils are very strict, I know I can't remove certain vegetation without approval.
    Sheds etc need council permits, some don't do it and only becomes an issue when selling. Will need to get the permit when selling or take it down.

    Unique items........good question, anyone???

    You need to try and work out their motivation just like any sale. Will they accept a lower price if you can give them something else they want - short/long settlement, cash unconditional offer, rent back etc etc
    Then yes I think make a strong offer based on that with a time limit that is reasonable - 48hrs

    I don't have a list but add
    - height of the water table - need to know for septics and if it's possible for a bore
    - flood risk
    - fire risk
    - how close any services (power, water, telephone are)
    - suitability for animals/crops/people
    - what has the land been used for in the past (ie how wrecked did animals/crops make it). I'm going to be finding water melons for the next 20yrs as ours used to be leased for a water melon grower

    We had town water 300m up the road so decided to run it down rather than rely solely on water tanks. Quotes were wildly varying but got it done for about $35k

    Did the digging and agent was short and hard to read, dealt with this agent in past. What I could get out of him was they need 3 months to clear the property as heaps of excavation equipment and containers etc need moving. Once sold they will buy closer to town, and they haven't bought anything yet.
    Was gonna try my strongest offer, meeting the time frame they require, finance ready to go, and I'll try the 48hr time frame.
    I dealt with this agency last time I put an offer in and also placed end of week time frame. I wasn't successful as they wanted much more than I was willing to pay.

    You forgot power:) a lot of places around here are off grid solar,expensive to set up,but cheaper than getting SA Power Networks to supply, down the road there is a really nice 5 acre block for sale, purely because they assumed power was not going to be a problem, it is and its going to cost,the quote he said was around 60 k

    Just had another offer on a house I'm selling which is nice, and I just placed an offer on a new ppor with 5acres, put my best offer in and 48hr time frame expiry. Really not confident it will be accepted, this market is crazy, I'm over it.

    Rejected offer, so angry right now. The agent said the vendors wanted more than the lower end advertised price. I asked why would you advertise that price if you already knew they wouldn't accept it, what a waste of time. Said it's part of the negotiation and I could come back with more..

    What a waste of time, most real estate agents suck balls, **** people.
