Access to property before settlement - SA

    When buying resi property in SA, does anyone negotiate a clause in the contract of sale that allows advertising ‘for rent’ and tenant inspections ahead of settlement. This is with the aim of having a tenant move into the property ideally 1 day after settlement?

    I would assume if you have a conveyancer, they should be able to help you with drafting a clause before the contract is signed.

    Its ideal of course, but depends on the sales agent and vendor. Some are more accomodating than others.

    I've found many of the vendors solicitors/conveyancers recommend against it
    Many of the selling agents recommend against it, unless the buyer is using the same agency for management.

    My brother was fortunate enough to be granted access prior to settlement, even allowed to do cosmetic renos. Had a tenant lined up for 2 days after settlement.

    Even if it is just advertising the property, it helps.

    We generally advertise regardless of what they say. It all helps - start storing the enquiries in the database and invite them all along to the open when a time is setup.
