A nice reno on this one bedder in Sydney's inner west

    I'm interested to see how it goes because I have a flat in that building exactly the same size two floors above this one.
    This one was bought for $488K in mid 2016 and the agent is quoting $550-600K. Prices went up after mid 2016 and are now coming down. But there are opposing forces in Marrickville - the price slide vs gentrification, which isn't slowing down.
    The owners of that flat have done a very nice reno - too nice for it to have been a money making venture. The floor tiling is a beautiful job and they have spent proper money on the kitchen and bathroom.
    I like the way they have ditched the bathtub and moved the laundry into the bathroom. The old laundry is now a study. Very small, but I think it works. If I do a proper job on my flat I'll do that, too - but not spend as much money.

    It's a great building. Good spot, well built, well kept. Lots of owners live there and one couple do the cleaning and grounds. Low strata fees because it's an uncomplicated building.

    Lovely renovation.

    I actually think that's its a semi DIY and not as expensive as you think renovation.

    That bathroom vanity is an Ikea vanity and the kitchen is also an Ikea kitchen

    This is the kitchen range Sleek and sustainable with a dark expression - IKEA

    Creating the study nook is great as you don't really need a bath in a one bedder - well you'd certainly use a study more than a bath!

    I'm not keen on props like that dog in a property that doesn't need them. And I don't like those silly close-up shots of books and stuff like that.
    I didn't realise the kitchen was IKEA. The owner didn't install it - I spoke to the contractors doing the job. The reno took a fair while. I hope the owner wasn't trying to make money. I'm going to go back on the weekend and look more closely at the tiles.

    They weren't in a hurry. I recall it sat around empty for a while with nothing happening. That's also why I don't think this was a money making venture. The did a nice reno and then for whatever reason decided they didn't want to live there. Pure speculation, of course.

    I agree Myf - it's a lovely reno but I don't think it's as expensive as it looks. They styling is really great - but really - the dog?! So pointless. But I'm not a dog person - I guess if they're trying to get across that it's pet friendly, maybe?

    Nah, it’s a cut above a typical 'investment reno'. I say that having done a few investment renos myself. Having seen many more. Having checked out that flat pre reno. And having done an investment reno on an identical flat in that building.
    The agent called me today - I left my number on his sheet. He’s going to ask the owner for the tiling specs. That tiling job is the best tiling I have seen for a long time.

    I was refering to "it's a lovely reno but I don't think it's as expensive as it looks".

    That's the aim for most renos was my meaning .

    Always nice to see a quality tiling job. The tiles look to be fairly standard 600 x 600 concrete style rectified tiles which are fairly easy to get around $30 sqm for some pretty good ones (not Italian, but good Chinese). A good tiler can make all the difference.

    Yep. No skirtings, too. And no cornices - square set ceilings. Cornices and skirtings hide sloppiness.
