A house near the bus depot

    I am really into a brick veneer house except that it is across a major bus depot (50M away to the corner and 70M away from the depot entrance) in blue-ribbon sydney area.

    I spent about 40 minutes on Saturday morning (10am-11am) and found there are about 4-5 buses passed the house with not that bad noise (low speed on a narrow road). The house has a 11M setback from the road boundary.

    Not sure if it would be a problem impacting resale value or not.

    Anyone who has some first-hand experience living near a bus depot?

    Just check which streets the Buses use to leave & return to the depot. Some streets will take most of the bus traffic. Saturday isn't a good indication of peak buses, try weekdays (peak hour, school buses etc).

    I would go and monitor during a peak period... Get there at 6:00am and wait till 8:00am you will likely notice a lot more buses.

    Will it impact resale value, short answer yes - it has impacted your decision already. However in saying that you are also likely factoring that into your price/offer so even if you get a 10% off median the chances are you will likely be 10% off median when you sell.

    What would be a win is if they close down the depot and move it elsewhere then you bought at a lower price and it lost its stigma and will likely grow more. However the vice versa is a bad situation where you bought a house with no depot nearby and all of a sudden they put one in and they didn't provide any compensation.

    Chatswood, Burwood or Leichhardt?

    Then they sell off the site (1ha) for high rise development - more vehicle movements than a bus depot and at all hours of the day/night (not to mention the short term construction traffic).

    That could be true they might also rezone your land into the high density or maybe provide you with medium density.
