    I cant find anything decent in Perth with anything much higher than 7%. 8.59% is great! :)

    I have only just started looking but it seems like 7% is the standard across the board for all areas and all asset classes as far as I can see.

    Don't too get too focused on the passing yield as the property may be under rented .
    Focus more on the market rental which would show the true market yield

    At this stage anything leased. I have only just started looking so I haven't developed any criteria yet.
