NSW $600k PPOR in Sydney (unit)

    I'm looking to buy an apartment (or townhouse is possible) for around $600k in Sydney. My criteria are the following: 2 bedrooms; close to public transport; within 40 minutes commute to the CBD; reasonably safe area. Any suggestions for areas to look at? My preference would be for north shore suburbs but looks like nothing within my budget is available.

    My niece just brought older 2 bed unit in Ryde for under $600k. Marsfield townhouses are also in that range.

    Meadowbank / west ryde has some in that price range and transport is within 40 to CBD.

    you already says you want to be close to public transport, so this is the "must"

    I would optimise based on distance to CBD, and size of the unit,
    the show stopper should be the strata fee, and possibility of an opal / mascot tower event.

    there are heaps for sale now, have fun.

    in sydney, I believe within 15 km from CBD there are no dangerous suburb anymore.

    I can say it is pretty safe, due to the many porsche / audi SUVs there.
    if OP can score something cheap which will be close to the metro station, it could be a good buy.
    10 mins drive you will be in strathfield, which is a solid suburb,.

    I am also in the same boat as OP with same criteria. Earlier I posted I am okay to travel from Rooty Hills or Gosford as I was after a townhouse but realised that commute will kill me. I work at St Leonards and when I switch jobs I am pretty sure it will be around North Syd/Macquarie Park/CBD Area.

    My broker said property price has gone up in Sydney but Media says otherwise.
    Is there any data to show which area would be a good buy now?

    Yes. It’s called putting in the work and doing your own research. If you are going to rely on the media, other people’s opinions, or some magical data source for your research then you have a problem...

    All you need is the historical sold prices of the property and comparable neighbouring properties. Then it’s not too hard to work out the market value. Research 1,000 properties and you might find 1 or 2 good value properties worth pursuing. It’s just a numbers game ultimately, in the same way Warren Buffett reads 500 pages per day do find 1 or 2 golden opportunities per year.

    Thanks for the suggestions. I'm looking at Rockdale, Bexley, Kogarah and the prices seem quite reasonable. How is the area in general and how does it compare to Ryde, Meadowbank and surrounds (which I'm slightly familiar with)?

    I like Rockdale, Near a train station, shops and beach ( brighton le sands ), airport not that it matters now ( lol ) Kogarah almost the same. I am personally looking at Bexley myself for an IP.

    Cool. Do you know how it compares to the north west suburbs, i.e., Ryde, Meadowbank, West Ryde? Both the areas are a similar distance away from the CBD and have similarly priced apartments.

    Based off your current and future job locations mentioned, consider buying along the North West rail line. There has been a huge supply of new apartments North Ryde, Macquarie and Epping, maybe they won’t have great capital gain, but at least transport-wise, they will work for all those job locations, and so do the North West Rail line suburbs. For a $600k budget, I’d say a townhouse and 2br apartments are out of your budget in those suburbs I just mentioned.

    Rockdale, Bexley, Kogarah, I’d say handy to the city and not bad if you want to go to a Southside beach. Possibly undervalued compared to the Northern Sydney suburbs. Maybe some of the apartments and buildings are uninspiring, but does that really matter? At least the commute to the city is pretty good compared to a lot of other locations in Sydney. And yes, handy to airport too. :)
