NSW 600K FHB - Sydney (West) Where to buy?

    Hi All

    Budget between 500-650K
    Looking for best growth property location over 5 yrs within Sydney region
    Have 3 months to buy.

    Currently have been looking mainly in the following areas but am open to all suggestions and warnings of where not to buy;

    St Clair
    St Marys
    Quakers Hill
    Glendenning
    Mt Druitt
    Penrith
    Kingswood
    Richmond
    Windsor
    Oran Park
    Campbelltown


    For investment potential am I better off getting a 1-2 bedroom apartment closer to the city (Parramatta, Macquarie Park) or a 3-4 bedroom home in a western Sydney suburb?

    To my understanding the growth of the apartment may be better but the holding costs will be greater.

    Any replies would be much appreciated.

    House in st Clair or st Marys. Still closish to Parramatte. Train lines, employment hubs of eastern creek and erskine park as well as the airport at badgerys creek...


    but I wouldn't be investing anywhere in Sydney now.

    If I was to find something under market value would it be worth buying now to get a foot in the door?
    I only ask as it will most likely be my only opportunity to buy now for a few years.

    Yes if it is for a PPOR.
    Even better if you can find a sound but older house you can add value to while living there.

    Consider purchasing a unit near Parramatta - Wentworthville, Pendle Hill, Girraween, Toongabbie - well located between near Parramatta CBD, Northwest Business Park, and Blacktown CBD, and along the train line too.

    What is limiting your purchase time frame to 3 months?

    I think the areas listed are generally already very overpriced and not good value for money. I doubt there'd be growth any time soon - just my 2c

    You wouldn't get a house in Quakers Hill or Blacktown in that price range. So you can take them off your list :)

    I think with that budget, you are best to buy a 2 bed 2 bath unit in Wentworthville. You might even save another 50k.
    If you are targeting a house, it will be very difficult. Another consideration can be a villa or a something in a block of units/ townhouses.

    For such units, you can target Westmead, Wentworthville. They should fall within your specified range. Longer term (8-10 years) you will do good.

    I actually don't mind the Mt Druitt option. You have transport, it's not as far out as Penrith. You get land. Of course, a house closer into Sydney is preferable, but I'm not sure how close in you can get with a 600k budget unless you go for a unit.

    By the way, you might just sneak into 2 br unit territory in an area like West Ryde for 600k. But I like the house on land option in the long run.

    I like the house with land option too. My pick, if you HAVE to buy something NOW, would be St Clair, if you can find something within that price range. It's a nice area with good access to the M4. It's a nicer area to live than St Marys, Mt Druitt & Kingswood, closer to the city than Penrith Kingswood, Richmond & Windsor. I think you're priced out of Quakers Hill & Glendenning. The other area that might be within your price range is Ambarvale area around Campbelltown.

    do you think Glendenning and Dean Park are better areas than St Clair?

    You may as well try Ruse / Bradbury, the old family suburbs in the Campbelltown area that are still quite affordable.

    Dean Park is full of ex-housing commission and Glendenning is nearby, near 2770 suburbs, although it is better than 2770. St Clair has good access to M4 and closer to M7.

    wrong tome to get into sydney parts of it are correcting
