QLD 4 Unit SDA Complexes - Build & Lease Back 6-10% fixed 20 year lease

    Hi All

    Despite having 217 properties either complete or under construction we are struggling to keep up with demand for places.

    We are building 5 of these unit complexes ourselves.

    For people who are more conservative and want the security of fixed leases we are now offering some fixed leases in QLD.

    Build Cost is between $1.5 -$2m (unless beach front in Airlie etc) for the 600-700m2 building (4 x 2 bed units plus studio) and fits on 15 x 40m 600m2 lots without DA required. Example below

    In SEQ our income doesn't change, but from Mackay up is higher is significantly higher. The leases we are offering are fixed at between 6 and 10% of land and build costs, depending on the specific site, CPI every year for 20 years. This is a set and forget commercial lease where we take care of maintenance and minor repairs.

    Of course we are always happy to take people on our flow through leases also which can return between $376k and $543k gross.

    I noticed some regions will benefit from higher location factors, is it because the government wants to encourage investors to build in far north regions so the rent has been set higher but the actual demand there may be lower than Brisbane?

    What's the turnaround time like, roughly? I assume we're looking at 18-24 months from start to finish?

    Yes NSW needed. We have some things going but not enough. There is a law change coming so we don't need DA to speed it up like we do in QLD. But DA still required in NSW at moment

    It was all done by actuary. Build costs, demand, etc. Some makes sense, some doesn't

    Are these opportunities still available? I have a one in QLD but happy to buy more to make this a reality.
