    The builders in this area don't even use skirtings on their builds, the level of specs are pretty poor, very basic,
    The problem is it does effect valuations when sourcing finance.

    I guess on the flip side much easier to sell our product because its far more attractive. In the past it was unheard of to sell townhouses OTP in Thomastown, it could also be a sign of the times as the market has been very strong.

    Skirtings are getting pretty rare over here in WA but I thought the only way to hide the end of the plasterboard internal wall was with skirting. I have skirting in my garage due to this issue (that's the garage through the doorway). I look at it and go wow - all it needs is some carpet and I've got a games room.

    A great choice of tiles ( at least I think they're tiles ). I used timber-look tiles in my PPOR. Harder-wearing than timber and don't get scratched by dog/cat claws.

    I also used the same doors for internal doors. Including for wardrobes and cavity-sliding doors. They look great.

    BTW, I just found out that I should take out insurance for this project when I receive certificate of occupancy.

    I thought it was the builders liability until I paid final progress payment, not so.

    @wombat777 guessed it @MTR. They are porcelain plank tiles. Super hard wearing.
    @wombat777 we both have good taste :)

    @MTR - what do they use instead of skirting?

    Hope all settles ok.

    I spent the day at my son's Thomastown PPOR in Catalina Drive he settled on Tuesday doing pre work in the master bedroom,fun!

    Thats usually the case with most contracts but like anything can be negotiated I guess.

    Drum roll...finally titles issued yesterday and bank settlement in around 14 days...nice to offload this lot and ready for my next build Croydon, (3 townhouses)

    Overall the quality of this build has been excellent, and happy with outcome.

    Pardon my ignorance, however I thought you would take possession of the units and then go for occupancy cert? I guess that would delay things if you needed items fixed...

    you need occupancy permit/certificate of compliance first once you have this then you can register for titles

    How long did council take to issue SOC from the date you got COO?

    How long did TO take to issue titles following compliance? This time of year they seem to use there 4 weeks.

    I should have plans and permits approved and ready to go in 3 months, Croydon project.

    Will be sourcing quotes from builders once I have approval.

    Finally settled on these last Friday afternoon

    A couple of hiccups... prior to settlement.

    The builder advised that he always installs aircons and hot water systems 2 days prior to settlement due to the possibility of theft.

    You guessed it, all hot water systems were installed on Wednesday morning and stolen Wednesday evening. Reinstalled Friday morning prior to settlement. Aircons yet to be installed, buyers went ahead regardless, close shave

    Far out, that's crazy.
    Would be good to see someone camp out overnight and get hold of the buggers.
