    If you had 300k to spend on an IP that would deliver good cash flow and a decent outlook for growth, where would you buy? I am sure Logan will come to mind, and fair enough but am wondering if people are looking at any other areas with good all round prospects in this bracket?

    Freestanding houses and the yield is anywhere from 5.5%-7% depending on the suburb.

    Albury yes but I would spend less than 300k (or get 2 cheapies).

    Yeah I bought one last year for $110k.

    3 bed house. Rents for $200 / week.

    Often ex HC it seems, I like the look of some of the good value small 3-6 Pack solid brick unit blocks that ocassionally pop up there.

    What are the PM fees and Council Rates like in Albury, is there a decent choice of PMs?

    Well if it was earlier this year, it would've been Sweeney Drive Estate Narre Warren.

    Homes were 280-320k there before March, in only 2 months the same homes are now going for 460-550k.

    I haven't seen anywhere better in Melbourne, ie. a 300k price range grow that much in only a space of 2 months.

    Where? I like Albury. I will always stop there for a night before continuing on to Melbourne and do the same thing back to Sydney.

    There are still gems like that in Melbourne area. Tarneit is one of them where you can still be lucky with a 300K house that rents for 300 /week.
