HI All, I want to know how to estimate the costs of development projects like the one added below. I would think that the best way would clearly be to approach a private builder, but would like to know how others estimate cost like this one. Considering a high end finish in Brisbane is around $1600p/m2 for a project like this one would believe it would be higher than this again. And once the build cost is calculated clearly add the civil and other costs associated with the development process. When working this out if I use a high figure of say $2000p/m2, would I apply this to the car park area as well or will it be best to replace $2000p/m2 with a different figure in for that space. I think a surface car bay is about2k per bay from memory Sub surface (one floor down) is $15k per bay? Sub surface (one floor down) if you hit the water table is $80k per bay?
i'd hazard a guess at about $2700sqm in Bris - maybe higher due to the fact that everyone is building.
Too hard to go from simple plans like this. Best to talk to a few builders to get an idea. But $2000 excluding carpark areas seems very, very low.
