    Rewind 2 days ago:

    Met up with a friend who has been looking to buy her ppor and was eyeing this property but didn't want to attend the auction as she hates auctions. She told me at the auction it fell through and the highest bidder was 560k . Agent came back to her and told her at 600k it's yours. She didn't want to pay that much but didn't want to offer less because the agent told her 600k was the next needed offer. She was going to ring that evening to accept it at 600k.

    Oh boy. Have a seat. We discussed it and I let her know she can offer whatever she wants. 15 mins later after a simple strategy session, she rang the agent to let him know her max offer is 565k and it's on the table for 24 hours only. After which she's moving on regardless. Agent sounded very ****** on the phone but said he'd discuss with seller.

    845pm Angel gets a call to say it's been accepted. She couldn't believe her ears. It was simple but worked this time.

    She saved 35k plus interest. She was so happy she wanted to give me 1k for saving her money. Told her to just donate it to starlight foundation. She did.

    2 in 1 good deeds. I walked away pretty chuffed at the outcome.

    Great outcome. Not to say it will always work, but you dont try you dont get.

    Agree. I'm sure many times it won't be that simple. But then at other times it works. Usually really depends on the market . In booming markets forget it.

    Definitely some good buys out there. The pendulum has somewhat swung to the buyer side, though not quite as much as say 6 months ago.
