    Hi guys,

    I have a friend who is wanting to buy an off the plan property in Murrumbeena and would love your input.
    She is planning on using it as her PPR for the next few years and then possibly rent it out after that. She would like to achieve some capital gain over the time she is living there but is concerned about the prices of apartments in Melbourne dropping.
    I have attached a floor plan for reference.

    Murrumbeena is an awesome location, 25 mins to cbd by train, walking distance to chaddy, next door to carnegie restaurants and new skyrail going in to rejuvenate the local shopping strip and provide paths and park. I wouldn't buy new though, look for an older 2 bedroom close proximity to station.

    Just make sure your friend is ready to do a bit of running around and getting things fixed. As you may see in other posts, things are never quite right once these things are built, and you never know what you will get

    Material Alreration Off the Plan
    Settlement due on new build .Faults found.

    Also make sure to tell your friend to have a bit of extra cash at settlement - you may be surprised by what is not included!
