NSW $1m - $1.1m Sydney PPOR

    Hi everyone looking for some ideas on where to purchase a bit overwhelmed by the whole process where do I even start?

    Around $1m - $1.1m.
    2 Bedrooms, 1.5 bathrooms, a bit of a courtyard or garden.
    Walkable area including to public transport to commute to Central.

    Which direction would you go? Inner West, Willoughby, Eastern Suburbs, Shire, Bayside?

    Would prefer a house but know that's out of my budget so a duplex, townhouse or villa is fine.

    Hi there

    Courtyards and gardens are prized assets in those locations , and you’ll pay accordingly, looking at around $1.4m plus anywhere 10km from CBD eg East/ LNS/ Inner West.

    Units with balconies are more plentiful and may be a better fit for your budget.

    How far do you think I'd need to go to find a courtyard / garden for that budget? I'm not really interested in purchasing an apartment.

    my view is that you may have to look at outside 20km radius from the centre of sydney cbd for a house... for townhouses, within 20km radius but it depends on what takes your fancy.

    I've seen a fair few townhouses and villas within those areas but I'm not familiar with which suburbs are better. Do you have any recommendations for researching? I've been checking Microburbs but I'm not sure how accurate it is.

    Try down towards Bankstown, Chullora, Greenacre way

    Yes, but not everybody would be happy to live in these areas.

    If it's for owner occupied (living in) I think you should just make a list of suburbs you like or think you like, and eliminate as you go. I think it's hard for anyone to make suggestions because the area and house I like may not be what you are looking for.

    Perhaps, what @fols says, look at suburbs that are 10-15km away from the sydney CBD and work from there.

    Any thoughts on these suburbs, they seem to have some listings around $1.1m
    • Inner West: Enfield, Cryodon Park, Strathfield South
    • Willoughby: Artarmon
    • Shire: Miranda, Sylvania
    • Bayside: Sans Souci
    • Georges River: South Hurstville

    Have you been to these suburbs? You need to go there and check them out. I have lived in Artarmon and Willoughby, and I like them.

    I like Willoughby and the Inner West is convenient.
    Haven't been to the Shire (can't right now due to lockdowns)

    They're creeping up above $1.1. Called some Buyers Agents this morning who all seem to think it's possible - should I be listening to them?

    Only the bottom three would be within budget though, particularly if you want the courtyard etc.
    • Shire: Miranda, Sylvania
    • Bayside: Sans Souci
    • Georges River: South Hurstville

    Lots of villas in Bayside that would work within budget, if that style of living appeals?

    Yes I'd consider a villa. Any particular areas within Bayside you'd recommend?
