    Yep, Packenam.

    There is one house in Mornington Peninsula that was an excellent buy, but the others I think are sub-optimal choices.

    Most are absolutely astounded by this mega boom. They were so sure APRA had everyone by the balls and prices couldn't go anywhere.

    I was on about this about 2-3 years ago..yes timing was a bit delayed from when I and others expected, but the many furphys have been debunked:

    - The unemployment rate in Brisbane being higher than other states will mean it will never boom
    - Brisbane has no big companies with head offices so will never boom
    - Migrants only ever move to Sydney and Melb so therefore Brisbane will never boom.
    - State Government in QLD is useless so will never boom
    - There are no big projects in Brisbane so will never boom
    - It's always "too hot " in Brisbane so nobody wants to move there so will never boom.
    - Brisbane is just a small country town so will never boom
    - There is too much land in Brisbane available so will never boom

    Careful or I'll start to quote these exact posts :p

    There were 1 or 2 clowns who went after me on some posts saying Brisbane higher end will crash, Eastern suburbs of Sydney (Bondi, vaucluse etc) will drop 25+% as no fundamentals left etc etc . They were so arrogant and certain of themselves. Lol. Many markets in Sydney's East have risen 50%plus. And we all know how inner/middle ring Brisbane is doing :D:cool:

    I am tempted to quote their exact posts too but I figure the current markets are continuing to give them such a hammering, it wouldn't be nice of me to add to it.

    Poor buggers.

    A few of those are pretty stupid especially no big projects as you dont need big projects to make it boom, it just adds the icing on the cake. Look at Tasmania as an example...

    It's ok calling out people if they called you out, its dialogue really and we are all here to learn. Tag them and keep the dialogue going I say :)

    Yep they desperately need good inventory. Markets in Brissy are strong as anything. I feel Sydney is slowing down somewhat.

    It’s been fun getting appraisals and letting agents do the whole “strike whilst the iron is hot” “this is the time to sell at the peak” I’ve got so many “off market” buyers type speech and then let them know that for those reasons they will not get the listing lol

    Maybe these stunts work on some of the population but surely you would think a majority aren’t idiots

    I think sellers are more savvy than some agents give them credit for. I think most of the people selling now actually want to sell for reasons which likely suits them. Not sure how many people selling were coerced to sell and accept an offer though I'm sure there are some.

    Generally, my opinion is if you aren't going to buy again very soon or have plans to reinvest the capital in the immediate future, I wouldn't be selling yet.

    Yeah I've got a few calls about my place in Hawthorne that I've been holding for 12 years through barely any price increase. And I'm going to sell now when things just start heating up? lol!

    Did you end up selling via any of the cold call agents?

    I personally would never use someone who only calls me when things suit them

    Sold with an agent I knew but no close relationship. I don't care who brings the buyer. If the price is right, I'll sell.
