    Geelong and surrounds are moving.

    We bought this place last year and reno-ed prior to leasing.

    6 Walpole Avenue, Belmont, Vic 3216 - View Sold History & Research Property Values - realestate.com.au (the main photo is post-reno, but the link somehow contains both before and afters). However, the rent isn't quite what we were after.

    This place (pre-reno) round the corner sold last week for 10+% our buy price, in less than 12 months.

    Post reno photos look fantastic!

    Any thoughts on the vacancy rate in the rental market? Did you find it difficult to find a tenant for your property?

    We spent about $30k, which was about $5k over budget - just had a couple of surprises come up. No time for any love jobs sorry! :)

    Thanks, we're happy with the outcome. We originally listed it for $370, dropped to $360 after about 2 weeks, and started to get some interest, however, all the applications were very poor. Finally had to go to $350 and got what appeared to be a great tenant on paper, but she has done nothing but pick at things since day 1! She's settled down now, and at least the rent is paid on time.

    Love the renovation that you did, may I ask what did you do to the walls inside the house? Were those wallpaper, paint?

    And did you happen to switch around the sink and bath tub positions?

    Well done! Not surprised about that kind of growth, heard today that the greater Geelong median price has risen 5.9% since September 2016. You gotta be happy with that :)

    Looks great! I used to live in the house over the back fence in the pics!!

    There is one around the corner up for auction this Saturday that I had been keen on, but I have decided on something else. It comes with plans and approval for 2 x 2 bed two story units in the back yard. Will be interesting to see what it goes for.
