    I've got a two bedroom GF on back of my house, it's tiny (believe it or not) 38m2. Different tenants have used it for different things, student used it as a study, another as a craft room, storage room etc, tv room, and yes with two living there as a bedroom :).

    Personally I would go for 3 beds. It will be compact no doubt about that BUT you'd be at the lower/lowest end of price expectations whereas 2 beds are dime a dozen.

    As mentioned use and be creative with garages or decks to help people with the illusion of space. Make sure its...ahem legal of course.
