    Personally I prefer to buy a house, I was looking around bentleigh, bentleigh east then mentone, parkdale, cheltenham, however iI just found it is quite difficult to buy a property in these suburbs...any suggestions?
    I actually not quite sure whether to buy a house in an affordable area, or to consider townhouses/units in other suburbs which might be closer to the city or has other pros.

    any suggestions on suburbs that worth to look into?

    head says nicer suburbs, heart says house. voted nicer suburbs. probably the less risky play.

    As an investment play:

    Def buy a house in metro outer suburbs with significant land component and as closer to a 4%-5% yield as possible! Over any 10 year period, the movement in values will be similar between affordable and inner (premium) but you get higher rental yield which is great for serviceability and the ability to compound future growth through sub division. That was my strategy of choice when I started and the fundamentals haven't changed since then.
