How would you add a second bathroom/ensuite to this house?

    Looking for ideas for adding an en suite to the home as its only got one bathroom. Don't want to go too crazy so ideally something that don't involve too much work.

    One idea I had was to do a small 1.5m extension off the left side of Bed 3 and Bed 1 to make bed 3 bigger and put an en suite (and maybe a small WIR) next to Bed 1. Does that sound reasonable? Or are there any other suggestions? Located in NSW. LayoutGS.png

    Those bedrooms seem too small to sensibly allow for an ensuite.

    Apart from the cost (which I cant imagine being cheap) I suggest the better option being:

    Make bedroom 2 the ensuite for bedroom 1.
    It looks like bedroom 1 doesn't have a wardrobe either so there may be room for both a robe and the ensuite.

    To get the bedroom back make the dining room (exaclty where the words 'dining' are) a bedroom. You'll still have a lounge and whatever the large 6.3× 4.8 area is.

    MB18's plan has merit. Some minor tweaks. Assume that north is to the top.

    The area north of the kitchen level with the word "dining" can be the new dining room. The kitchen entry about 1.5 metres wide and steps are on a diagonal. If it can be done for a reasonable cost, move the steps east to adjacent to the new bedroom wall. The west side of this space will then be out of the way of traffic, and can be the new dining room.

    The north wall of this could be demolished to about a metre above the floor. Even with support posts retained - always useful to stop the roof falling in - there would be a sense of spaciousness.

    The lounge room does not have many windows, and one or two skylights may be indicated.

    Interesting idea thanks, hadn't thought of creating a new bedroom out of the dining room, I'll think about that.

    Also interesting idea, only thing that gives me pause is the 2.7m might be a bit skinny for a "master" bedroom, but it certainly has merit.

    Or possibly just extend bed 3 sideways.
    Put the ensuite beside the existing plumbing - far the cheapest option for adding plumbing/drains. Toilet beside existing toilet, shower at the other end, vanity in middle. 1.2m width gives adequate room.
    Then make the bedroom as wide as you want (or can afford).
