What do you think the average capital appreciation will be on apartments in Sydney?

    Hey all,

    I'm currently doing calculations to determine what the average appreciation of apartment (let's say one bedroom) prices would be in Sydney over a period of 5 years, specifically in areas close to the city:

    Surry Hills
    Refern
    Ultimo
    Pyrmont
    CBD
    Wolloomooloo
    Darlinghurst
    Ultimo
    Chippendale
    Waterloo
    North Newtown
    Darlington
    Glebe
    Potts point

    What do you think?

    I'm seeing about 4% growth but expect it to be higher with influx of immigration, supply issues, building issues, etc

    1 bedder won't grow much. 4% is rather optimistic. your fees (Strata) would eat profits too. influx of immigration contributes to yields, but they not buyers. and there is always limited pool to 1 bedders.
    2 bedroom, old complex, balcony or coutryard in low strata would be better bet.
