1bdr + 2 Bath apartments

    Ive never come across anything that has this configuration, and it appears there are a few for sale with the same config in this building.

    Anyone know the reasoning why you'd need 2 bathrooms for a 1br single story apartment?
    Would have thought changing to a 2bdr/1bath would have been much smarter

    Because the 3 other mates you crammed into your 1 bedder on the floor, prefer not to wait in the mornings for a shower?

    Seems odd.

    But one has a washing machine in it so maybe doubles as the laundry?

    I think this is a great configuration for a couple who prefer to each have their own facilities.

    I presume one is ensuite to bedroom and other is "powder room" IE for guests?

    Edit I see the second bathroom has a bath, so not just a powder room. I guess it's intended for setting up bunk beds in the living room to solve the housing crisis then

    With a bit of tweaking, that bathroom off the kitchen and living room could have been a larger balcony.

    My friend settles soon on a one bedder in the Gasworks area. Huge balcony, one bedroom, laundry behind doors in the small hallway between the bedroom and nice large bathroom, which is good for guests, but is really an ensuite when no guests are there.

    In the plan linked above, I would not be happy with a toilet just off the living area and kitchen.

    That would be so much better.
    Also, wow, seemingly new 1 br units in Melbourne city for around 300k?
    I wonder about the strata costs or if there's any surprises
    Even a studio in Sydney is around 450k now. Edit... off realestate, looks like a Studio in Sydney sells for at least 650k excluding 1 listing in Haymarket.

    300k is pretty uncommon

    More like 350 -400k for a 50-60sqm 1bdr
    Theyre everywhere in cbd as well as suburbia

    BC wouldnt be cheap but CG would be safe to say low

    That is still so cheap. I have a 1 bedder 2km from the centre of Sydney and the sale of my next door neighbour's apartment (exactly the same as mine, just a mirror image layout) in January was 770k. So seemingly I could get 2 Melbourne 1 bedders for the price of the same in Sydney.

    No wonder - there's no windows! Well OK there's technically two windows in the living room.
    I didn't think a bedroom without windows was allowed?

    Agree with you! Guess it's technically a studio with 2 bathrooms and a study then.

    Its really just a one bed apartment with an ensuite.

    At face value it sounds ridiculous but it actually adresses the modern day need/want for an ensuite without the need for guests to have to trapse through your bedroom.
    In this case the bathroom (as opposed to the ensuite) doubles as a laundry - rather sensible design in that regard.

    It’s a lifestyle config. Guests can visit and use the tidy non private bathroom. It can be quieter to shower in other bathroom when some is sleeping in the main room as the false walls in these places let through a loads of unwanted noise !!

    How many sqm is it?
    Cant imagine building costs being that different

    If we are comparing apples vs apples, seems melb 1bdrs are so much better value

    About 76sqm incl carspace and Balconies
    Or around 46sqm if you take the Balconies and carspace out

    How often would a guest be showering when the owner is sleeping in the only bedroom?

    I think neither is directly comparable to mine, except to say you won't find anything similar in the $400-$440k bracket in Sydney, I think that would be ~$700k in Sydney.

    i think for one your size and decent quality in melb would be easily $600k+
