    Also you may want to consider an incentive system.

    For example say 2% commission, but anything over X I will give you 10% in a brown paper bag, gentleman agreement.

    I have done this a few times. Say someone can get you $600K flat, it isn't worth the effort for them to scuttle a deal for say $610K for a measly extra $200 commission. But when you're giving an extra $1K, it may be an extra push that's needed to net you an extra $9K.

    Not sure about legality, but never been an issue for me and I have done this multiple times.

    I don't buy the bull that some agents may say they will get the best price - the whole world is driven by incentives.

    Just how big of a factor do you think AUKUS and HMAS Stirling will have on jobs in Rockingham long term? Is this something that will see alot of permanent jobs to support the base do you guys think?

    Yes, all the time and I've always succeeded. Using an agent is my very, very last choice. I've yet to meet an agent that is honest, reliable or even competent so I've never actually considered using one for selling my properties.
    In my experience potential buyers never had any issue with me selling my own properties. Those properties included vacant land, houses, units, apartments. If you're cluey enough to make money from property investment you are certainly cluey enough to sell your own properties - and not dumb enough to pay the obscene fees charged by agents.
    Now if you cannot sell yourself for some reason then using an agent becomes necessary. I don't envy you trying to find a decent one though.

    there are ~ 2k people living on stirling to work there and another ~ 2% of rocky residents work for defence. | City of Rockingham | Community profile so i wouldnt build my thesis on these factors only.

    Five nuclear-powered submarines to call Rockingham home

    The additional numbers and people working there wouldn't really be factored in yet though in those historical figures? Would more so be in the future how many more people will work there on the new submarines + if there are vessels that dock there.

    Managed to get a 6% yield for my house in Waikiki. Demand there is nuts, I have a property manager who advertised it but I put an ad up on FB marketplace to draw more people and had over 100 messages in 5 days.
    The rent I thought i'd get on the suburb profile on realestate.com.au was vastly different to all the offers.

    And to think my tenant there (Waikiki) was evicted 2 weeks ago after not having paid rent since the end of December!
    The house will remain vacant now until we move over from NSW at the start of July.

    There is alot of talk about the ongoing and future growth for Perth - some say 20% and others 30% etc. We also have some buyers agent here who are giving caution (time to time) and highlight that different areas will grow at different rates.

    What I am interested to know is that upcoming growth in next 2-3 years, the above mentioned arbitrary% number may apply to some of the blue chip suburbs of Perth City but will it also apply for Regional Areas like Halls Head, Rockingham, Bunbury etc?

    rockingham isnt really regional... its 30-40 min from perth. even Halls Head is an hour....

    but to answer your questions - these satelites likely to follow perth market unless there is some massive local employer emerges/grows.

    Out of curiosity does that 2% is applicable for the whole sale price or only to the estimated component:-

    1. 2.2% incl GST for 600K and anything above will be 10%
    or
    2. 2.2% incl gst on the whole amount however additional 10% for anything above 600K?
