WA Geraldton LGA and Bunbury LGA under $300k

    Feeding frenzy. I had like 20 applications on first viewing.

    When I started this post, there were properties under $300k. Now all stock under $300k is under offer.

    Thats righty!

    I did a mock simulation with my insurance, and coat to rebuild was just that. $400k.

    Just did first viewing for rental in a suburb in Geraldton - with 1 days' adv on REA. 22 groups through still very high demand.

    Been racking my brain to see if the deal is there for growth under 350k. Think there is?

    I believe there is - it just makes sense, cost to build, cost of living, affordability in general. All assets just slide up a scale. There wont be anything left for under $300k in 12 months.

    What areas are you finding that's left besides rangeway which is normally a bad are

    There are suburbs around Rangeway still under $300,000. Gentrification and urban spread say all will clean up eventually and rise.

    I find it's great. And given the tight vacancy rate, when you have 10 applicants to chose from, the tenant is quite good quality

    Looking at that price bracket. I've stumbled on to Manjimup down south with similar price points. But Gero has better prospects economy wise and the beach life. But Gero has far more going for it than Manjimup.
