    265k buy, 4% net yield (but thats on current body corp), basically zero cap gains.

    difficult to sell.

    why? Compared to an index etf if you are not gearing anyway?

    Add yield + capital gains pa and my savings account is currently doing better than these (which I work around the corner from btw!)
