My first IP is in Perth, which state should I buy next?

    Hello everyone, two years ago, I had an investment property in Perth. Now, I'm considering purchasing my next investment property. Should I stick with Perth or diversify my investment to another state? I'm torn between Perth and Melbourne. Any feedback would be greatly appreciated.

    I'm looking for a place with captial gain in the next 10 years.

    Live in NSW
    Purchase in perth (noranda) in 2020

    I'm getting up to speed on Melbourne now with the view to purchase late thus year.
