    Morning everyone,

    I am selling a few properties in Sydney and have been offered variable agent fees.

    1. what is considered a very low fee in the current 2024 market? (So far fees range from 1.5% to 4.5%).

    2. do agents fees change depending on the value of the property? Eg. 1.5% on $2.5mil & 1.8% on $350k.

    This is always case by case depending on the agency and even individual agent... I have seen anything from 0.50% to 3% (not 4.5% before!). It will also depend on the market conditions and value of the property as to what sort of fee is negotiable. You will be more likely to be able to negotiate a lower % on a higher value property given the actual $ is higher.

    Where are the properties you are selling?

    All properties are in bondi/coogee/city

    Property A: valued $2.5 offered 1.5% selling fee + gst and marketing etc.

    Property B: valued $350k - offered inc gst 4.5% + marketing.

    Property C: valued $600 - offered 1.8% + gst selling fee + marketing.

    Not sure how much I can negotiate on fees in this current market?

    Can you offer them together to the same agent for a deal?

    Leaving them tenanted so going with seperate agents.

    I think Swuzz has a point. You can offer them to 1 agent who might do them all for a better price. Or maybe say if you are happy with the outcome of selling X then you would be happy to list Y and Z with them too, and state any conditions.

    When I was selling in North Epping and West Ryde, I did them through the same Epping agent on the understanding I would be having both properties for sale. The West Ryde one was listed for sale a few months before the North Epping home. It also meant the agent tried really hard to make me happy for the West Ryde property, at least I think so anyway.

    As an outcome, I was happy on both sales and I wouldn't hesitate to use the agent again for a future local sale, though I currently have zero plans to sell the current PPOR.
