    Infill going backwards

    We all know the commercial reasons why this type of development stacks up and we all know why the political reasons why successive governments nothing meaningful to stop the sprawl.
    But could it be that, that the Perth consumer doesn’t mind living in far flung, soulless suburbs with no amenity providing they get a 3x2 or 4x2 house?

    I have yet to see a single instance of a double garage being used to routinely store two cars.
    I take your point about the parking but it still strikes me as a totally inefficient use of space.

    My tenants park 2 cars in the garage.

    With the rental issues 2x2 probably be house sharing so maybe even more than 2 cars. They have to park somewhere.

    I own a rental with a walkability score in the high 80s and people in the complex nearly all have 2 cars

    A lot of those people have no skills for mine site work. So low level labouring. Once they meet the 4 mid strength beer rule and the heat and flys. FIFO won't be that attractive IMHO

    i've been collecting data on 4 bedroom houses on ~700 sqm plots in Thornlie since i bought an IP there in Aug 2021. The chart below is the moving average on the sale price on the last 30 sales.

    Question for the development experts that deal with council frequently, I have a 780 sqm infill site City of Stirling zoned R10. The plan was to put a large single story PPOR home on it.

    R10 enforces a 60-40 outdoor indoor split, meaning the home size could be max 312sqm - smaller than what we had wanted. Are council at all flexible with this number, ideally would want to bump it up to 350 sqm.

    Are you sure of the zoning/size? R10 has a minimum lot size of 875sqm and the smallest it could possible be might be 875sqm minus 5% = 831sqm

    Yes generally you can go a few percentage above and certain things don't count, for example if there is an alfresco which is open on 2 or 3 sides then it doesn't count to the site coverage

    Happy if you suggest a place (because I have no idea about Perth), and I would love it to be an evening! And on second thoughts... early morning (let's say maybe 7 to 9am or so) also works as I'm still operating on Eastern time.... :)
