    Absolutely true however buying property when it’s flat can be quite stressful. Melbourne will have her time but it may take a few years, holding costs in a flat market when other markets are blistering hot is never enjoyable. Perth and QLD still have tremendous upside

    The stress of holding in a flat market when other markets are booming is undermined. I think this is a significant factor for consideration. E.g. having better long term upside but watching other markets crank in the short to medium term, bringing on remorse. Holding is the obvious answer but easier said than done.

    Yes. Especially if hoping for interest rate relief which seems to be getting further and further away.
