Increasing height of a rumpus room

    Hi all,

    I'm looking to purchase a highset property in Queensland.

    Has anyone had experience increasing a height of a rumpus room and what are the costs associated with it? I assume it would be expensive to some extent but would be curious.

    I assume there are 2 options, either you dig out your floor or push your ceiling up.

    It is currently advertised as 3 bed room but there are 2 spare bedrooms below so would be wanting to push it to be advertised as 5 bedder.

    What can I do to make sure I am within regulation?

    how far off is it.
    A private certifier might find a few cms.
    Otherwise likely will have to dig down

    Thanks for the reply. By a few cms, do you just mean like 2-3? What if its like 10cm?

    To be legal bedrooms there must be natural ventilation and light, and a minimum ceiling height, usually 2.4m. Council can advise requirements.

    Otherwise it cannot be called a bedroom. Hence the designation “rumpus room” or “store room”.

    You have 2 options - raise the house (expensive) or dig down (drainage and water issues). You may find the increase in rental return makes alteration uneconomical, as the living/bathroom areas may not be adequate for the 5 bedrooms.

    Having loads of bedrooms doesnt increase property value if its still 1 bathroom and poor living spaces. Bedrooms must meet code to be called a bedroom too. Bathrooms and family space needs balance andthe downstairs beds need to consider functional layout. Dont want downstairs caves. . Also room sizes. 2.4 x 1.9m bedrooms arent enticing to buyers OR renters.

    Apparently if you rent it to some people they will set up 3x bunk beds in every room anyway so even if you list it as 3 bedroom + 2 study or whatever they'll know that's code for 5 bedrooms
