    I just bought an old run down 2 bed unit in Gaythorne and did a 3 month reno on it to turn it into a modern 3 bed unit. New bedroom, punched a wall out from the kitchen to the lounge room and closed an arch from the kitchen to where the new bedroom now is. Love it now. Oak floating floors throughout and new Kaboodle kitchen. Floor was free on marketplace and kitchen was $1,200. Installed it all myself including new wall framing, gyprock etc for new room. Paid $375k and I think it’s worth around $600k now. Just saw a 2 bed one in the same street sell for $588k reno’d. No plans to sell though. Currently our PPOR as we travel the world. Son ensconced there while at QUT. ‍♂️

    Guys very new to this forum, what are the decent suburbs too look for around 580k budget for a house?

    Sorry to say you're about 10 years too late for that in 'decent' suburbs. You'll have to settle for somewhere like Rocklea.

    If you’re super selective and can get a house in Rocklea that’s not flood prone it’s actually not too bad. Close to the city.

    Any on the ground feedback on numbers at opens today following the media coverage regarding rate hikes?
    Surprisingly high auction clearance rates for Brisbane considering it's not an auction city?
    I think there is just such a housing shortage, people might continue trying to secure what they can.
    Thoughts?

    I wonder what it sold for. Terrible for parking... too close to the hospital.

    Yep! My dad spent his final days in that hospital. Parking for hospital was exy. People were parking for several streets outside the hospital quite a distance away.

    Well, I attended, but left at the point where the auctioneer went indoors to 'seek instructions from the vendor'.

    That point was $1.66m.

    Didn't wait to see if it was 'on the market' or not... sometimes in these circumstances the auctioneer can take forever to reappear and I had places to be.

    I would have happily paid that price though, if I was ready to buy today.

    Why so cheap?! Great result still but I imagine it’ll be worth 20-25% more than that in 2 years. Buyers laughing!

    I'm wondering if I'm just missing something if others think this is cheap. No parking, looking at a hospital. Perhaps I need to take more notice of what things sell for.

    I do know there is a house in Sackville Street, Greenslopes that is being sold as dividable STCA. The house that used to sit next door was split and has two modern houses, and one of them is for sale, around $3.5m I think.

    Several houses immediately adjacent to both these blocks were unable to have houses removed, so I'm unsure why one was able to come off, and not the others.

    The block with the old house is looking for over $3m but I recall at the time being told (by an agent or someone at the auction) that whilst one was able to be removed, the other one was not. So, I'm assuming anyone wishing to divide the block will make sure they do their homework before buying.

    for what it’s worth, many may buy it just because of the proximity to a hospital. Maybe the safest house in town? A surgeon can simply walk over the road to work etc. many upsides to that.

    Having said that, objectively, it’s great land with a serviceable home and in a terrific suburb/location. That alone is worth a buy and justifies the competition on Saturday.

    I couldn’t do it living opposite. Just too close. Neighbouring streets I wouldn’t have a problem.

    I also think it's cheap. I would have happily paid this much (and even a bit more) had I been ready with finances today. I'm still in "just looking" mode for now though.

    I was actually even surprised how low the cheeky starting bid was - $900,000.
