Other Buy property interstate without BA

    Hello everyone,

    Just wonder if anyone has successfully bought an property interstate (namely Perth) without using buyer agents? If so, can you please share your experience and any tips that help to secure the properties?

    How did you got the property inspected? And put down the offer?

    And do you think it would better if using an buyer agent?

    I did a few years ago.
    Had a local friend go and check the place out.
    The friend was an RE investor.

    I would never buy based on REA's words or someone who know a bit about RE.

    Perth. Properties list Wendesday or Thursday. Home open Saturday. Under offer Monday or Tuesday. Good luck

    yes in a few states. perth is hot, so be ready to sign on the day.

    if market isnt too hot, call few agents, ask simple qustions, cross information get all finance etc ready before and be ready to sign instantly. can ask for video inspection.

    A buyers agent might be able to get better negotiation, access and timely closure.

    However, if you are doing it yourself, get a property manager to inspect on your behalf.

    One issue I have seen with it is that you will keep missing out on properties and the property manager would not feel the worth of their involvement.

    That leads me to bring another issue to your consideration which is underquoting so you may or may not be able to get the right price on the property and without relationships, you are not going far.

    I used a property manager to do all the inspections, videos, photos, neighbourhood walking.

    Incentives are aligned, because I positioned myself as being a prospective property management client.

    I am also planning to do the same when I do my cosmetic reno before I sell.

    I also went ahead with cash offer - agents and buyers like this, because it takes more variables out of the equation.
