Development for newbies- where do people go for help?

    I thought I'd make good money and it was something I had always wanted to do. I would do it again but next time I'd factor in GST & tax - huge mistake on my behalf and also now I have the money behind me and experience that hopefully borrowing wouldn't be so tough.

    The specifications for fixtures and internal finishes on a new build, is that normal apart of the architect working drawings? i would have thought the finishes would make sense to be apart of the quote for working drawings etc so you could take the finishes to builders for quotes making your job easier.

    or is that what you have to decide on per build quote?

    It depends what your agreement was. Some just draw the plan and others do a full finishes schedule.

    I calculate a loss to construct and sell. And GST is closer to $69K Costs are greater than sale proceeds. Possibly $70K loss. So no income tax concerns.
    Why would you do this ? Basically building a $1.6m property for $1.7m. I am no construction guru but $1.3m for two duplex builds seem a bit high. Even if after GST is claimed on half the cost is $1.24m

    If I were you I would find a housing world display village and approach many project builders for some guide to realistic budgets for designs you like that fits the land. All project builders do duplex builds. Its common
