I am once again asking for help on one of these properties [West Sydney]

    Stealing the title from that old Bernie meme, but I asked about a property here before and I kind of would have liked it but didn't go for it. I think I was worried about asbestos and the other guy made a good point about it possibly being overtaken by the hospital, then it sold.

    Looks like they're selling another one (and I saw the guy talking to another guy too so I think another one after that).

    So I'm kind of interested again and its a bit nicer then the last one. I noticed outside is brick and inside seems to be concrete or brick.

    Would love some advice, I find it so hard to pick something when I know its literally my next 25 years of life going to change. But also its pretty much the only thing with land I can find in the $630K range. And I'm just so very tired of searching lol.

    Thanks for this! I'm actually not sure, I tried looking into it but now I feel I might be confused. People told me "you want a place with land" so I assumed if you bought a townhouse it meant you owned the land under it. But I think actually the land is looked after by common space as they'd need to pay for repairs?

    I'll run it past the conveyancer and ask. Cheers!

    Thanks mate, that helps a lot. I'm still doing a building inspection. But just didn't want it to be "bruh the place is crumbling down, can't you see the massive crack" lol.

    Yeah check it out because there's a big difference. There's no mention of it in the ad and there's no fencing to indicate each unit/town house has their own private space.

    I usually walk doggo past there from parra park through the wistaria gardens and along the light rail back to parra park. I may well have a look tomorrow. I'm just curious of any courtyard for pets/garden as it all seems open and no photos of any. For mine that would be quite a big deal. I didn't know a townhouse could be without a courtyard and am curious if it should be called a unit if it doesn't, but then again you have your own exclusive entrance unlike a unit, a strange one. I do like how it's on the corner but the street corner would be better in my opinion for some sort of open view and not looking closely at neighbours and vice versa

    structural issues are usually a body corporate $ cost.

    One would want to check the Strata records carefully

    Cheers. You're right, I think I get it better now and I would say you don't own any of the actual land next to you, like that grass space. I do know someone called it a "Maisonette" on the last post.

    Cheers for this, it would be pretty sad if I end up buying a place and it ends up just being an apartment really. I mean nothing wrong with an apartment, but I can get 2 br apartments for cheaper in the area. If it helps the attached image from the strata plan does say "townhouse".

    Thanks for this, good point. Its also the second one they've sold and I think I see them selling a third so I am interested to see if there's any reason owners are leaving.

    Eeep looks like I missed out.
    Been waiting 4 weeks for the bank to get back to me for a new finance which made me miss out. Think I'm on the look out for an actual broker! And another property :/

    Thanks though for the advice everyone! I feel a bit more confident now.

    Learn from this experience. First step is finance and pre approval. If you don’t have that approved you are literally wasting time looking at properties. Second thing is don’t worry too much about asbestos/ cracks. You are not a building expert. Prior purchasing you would just get a building and pest inspection.

    Thanks mate, I actually had pre-approval but needed it refreshed as it was running out. But 4 weeks on and it ran out and still hasn't been put through a new one by the guy from NAB :O.
    I appreciate the second point soooooo much, I think I get so worried about asbestos/cracks that I'm putting all this money into a place thats on the verge of collapse lol. But you're right, I'm not an expert and thats what I'll be paying the building inspection for!

    I would start looking at townhouses specifically in Blacktown and surrounding suburbs( my favourite part of Blacktown is Marayong and Quakers Hill).Google Blacktown quarter and you will see it’s a huge development. The current growth rate of approximately 12,000 additional residents per year, will see Blacktown City pass Tasmania’s population by 2035. If your budget doesn’t allow then look at Penrith area.
    Finally we are at the beginning of global liquidity cycle aka all markets are about to start going parabolic . 2025 -2026 I expect a 25-30% increase in property prices.

    I understand if for personal reasons it has to be western Sydney which i think is a solid long term investment. And i also think townhouses are popular too and appreciate your budget limits you to that in the Sydney metro. But what i don't like about any strata is the never ending and ever increasing fees and not having complete control of how it's spent, as well as the limited scope you can improve on it such as a granny flat or whatever. House is king. Would you consider a coastal regional house within a 100 minute train commute to the Sydney cbd? Seachange suburbs of course got that 2020/21 bump but they then also corrected and probably being the cheapest house option within commute of the cbd, i also think they're a solid long term investment, partly also because people like living near the beach. Just a thought.

    This is massively helpful! I'm going to Toongabbie atm just because of the new Westmead line, but definitely up for Blacktown area. I actually really liked the place and the library. Though the train station did worry me a bit, especially if I'm coming home at night. This opens up more places I can check, thanks heaps!

    Thanks so much for this, if you know any subrubs to check, would love to know! I did check once before, but it was near the covid time where everyone all went to the central coast and bought up all the properties while the jobs all went work from home lol.
    I do love sydney so I am kind of hoping out for there, but considering I can work from home, and could actually get a house, house instead of a townhouse. Its definitely worth considering!

    One south down the Shellharbour and the second on the central coast. Central coast as you've said is difficult, this one is on the pacific highway so not really advisable. I realise some may say otherwise, but i liked Cringila when i was looking for an IP down that way, eventually i went for Albion Park Rail. Cringila is only a couple of clicks from the beautiful 6.5 km of Port Kembla beach. It really had a great young dynamic vibe when i was down there. The train station though is at the top and a bit of a walk. Admittedly coastal train station commute to Sydney is barely within your budget, but i believe possible. Townhouse in western Sydney i think is ok, but it's a townhouse among houses, and again i don't like the idea of that never ending always increasing strata, like a never ending mortgage repayment that actually increases.
