    ye for sure some pockets are more dodgy than others. but it will change.
    Avoca is gold for sure, but it also costs lots.

    I’m currently looking at CC and Newcastle for lake view or close to beach properties. I know many people that live in coast and I finally understand that area well. @igor1234 one of my friend lives in Avoca. 7 minutes walk to the beach. But the driveway is steep. There are houses there sold under 1.2mill with sloped land.
    There some areas that are likely skyrocket in next ten years.

    bateau bay and surroundings as well as some of the more central - wyoming/gosford

    Also check out Wyong - Newtown of the coast(gentrification will happen). But if your budget allows real good area around Gosford are Kincumber, Erina .

    Prices seem to have stagnated for the big ticket homes. The $3 million plus homes in Terrigal that we looked at before Christmas are all still for sale or withdrawn. The cheaper properties are selling at fair prices. I just can’t get Mrs car tart to agree on the ones I like.
    She likes completely finished “Holly Hobby” style homes that cost $4-$6M.
    I like this one that was listed in November and is still for sale, needs about $500k in work. 53 Kurrawyba Avenue, Terrigal, NSW 2260

    Lift, pool, spa, kitchen, bathrooms, curtains, interior remodel, paint, carpet, lights, flooring would cost about $500k.
    The other house is too far from beach and doesn’t have water views, it’s worse than the current holiday house we own. If you’re going to have a beach house you want walk to beach and water views.
    This is the one my wife wants 21 Scenic Highway, Terrigal, NSW 2260 but it’s $6.25M and not worth it.
