    I know I have said it before, but Investors Edge are terrific.
    From the starting point Jewayne, through to the PM's - Erica, Jo, Kylie - they are all great to deal with.
    Very responsive, all very good at their job.

    I went with Crash...bad bad experience. 2-word responses to queries, maintenance requests every other day even though all of it could be sorted in one hit, lost a tenant, bad communication..they send messages from the propetytree but they want to you respond to an email address instead. They send you quotes from propertytree but the quotes are not actually attached, sending wrong quotes etc. And this is not just my opinion, others have had similar bad experiences mainly relating to minimum/no/late communication.

    I'll be moving to someone else, rather pay a higher PM free and not have to stress about this.

    So far my experience has been no better or worse than other PMs I have used.

    Other companies also use Property Tree. I always just reply to email sending it direct to the person. I rarely log onto property tree

    It's all good till it isn't. Maybe your property is low maintenance
    Can't reply to an email that comes from the software, anyway that's not even the main issue.

    Here is an example of an email, and this is before things got bad.

    Any recommendation of a cheap but quality PM on an IP in Cooloongup?

    As a rule of thumb you can't have both cheap and quality. Also in Cooloongup I'd really want a quality, hands on PM to ensure good tenant selection and keeps a very close eye on your tenants.

    I still haven't has any issues with Crash
    Elsewhere in this group people dish Oscar.

    PKs Facebook group is full of inexperienced investors with unrealistic expectations. They often buy low quality properties, in low socioeconomic suburbs, don't like doing maintenance and ask the maximum possible in rent.

    Has anyone had any experience with propertymanagerswa?
    PK Guptas group on FB I mean. Good gauge of what 'general property investors' are thinking including beginners. A bit distinct to the property nerds (I mean that in a very nice way) on PC.
    Some are still trying to buy in WA. Regional QLD is a fav.
    Now starting to get more posts about 'why not Melbourne?'

    Maybe... but Crash might need to sort some stuff out because multiple grievances coming out. from my pov am I going to try them when on multiple forums, people are saying dont go there?
    I make no comment myself as I have not dealt with them. Just sharing what i have seen.

    Edit: I gave them a call and spoke the founder/owner who also does the property management. He is a nice guy. Explained everything. Everything seems legit. And he is accessible to call if you need any help. I will be transferring. its a good price and their model is based on other States where 7% is the norm (he says no reason for WA to be much higher). I told him about the reviews. They are gaining new customers at a steady rate. All seems ok to me as you say @Shogun

    Also using Crash managing 2 properties now. No issues at all, they keep the tenant on a very tight leash if payments are overdue, and very very detailed inspection reports every 3 months. Love the fixed commission amount that works in my favour as rents continue to rise.

    Inspections every 3 mths? Seems very frequent. I haven't read the tenancy act for a while so a little surprised it can be that frequent.

    as per my lease agreement in the "further additional terms". So yes, appears to be non standard.

    Routine inspections are conducted 6 weeks after the commencement of the lease, then every 3-4 months.

    In WA 3 months seems common. After first at 3 months I have them done ever 4 months. Your lawn and garden can be in very a very poor state after 6 months but YMMV

    I've signed up with Oscar and could not recommend him higher. Had some issues upon attaining the property I needed fixing and he gave me advice of what needed to be done without pushing his own tradies etc.
    Then when renting out I got quite a few offers one was 15% higher than asking and he said that he didn't recommend me going with them but if I wanted to I could just pay him a letting fee them have him lease them for me for those tenants.
    After all he did though I wanted to stay with him and he negotiated the same rent from a tenant he was happy to manage.
    I'd expect other PM's to just take the higher price without stating their fears to keep business or just blanket tell me no. But the fact he respected me and gave me the choice was very refreshing.
