NSW Comparing 2 Unit Sales in same Dee Why block.

    Hello,

    I'd like to get some opinions on the significant price difference between these 2 units in the same block.

    Unit 5, 77 Howard Ave sold for $1.26m

    Unit 4, 77 Howard Ave sold for $995k

    The higher price one has a bigger balcony and faces North-West... as opposed to the cheaper one which faces East-West with dual balcony at he back of the block.

    Higher price one is one floor higher, has a slightly better kitchen and a more modern bathroom.

    Internals, garage space and laundry are the same size.

    My question is which do you think is the better deal and why?

    The higher position and nicer balcony do make Unit 5 nicer in my opinion. Enough to justify that much of a price jump I'm not sure.

    With that said, I wouldn't buy either of them as I don't like not having the laundry inside the unit itself but that is a personal preference.

    I know the Dee Why market pretty well (I have an IP not far away from this building a 2/1/2 with a rooftop terrace and internal laundry). If you're looking for rational pricing this is not the area for it. Get 2 or more people that happen to like something and lost a few auctions and they will bid hard which can result in price distortions like you've found here.

    For all the reasons that you have highlighted.


    They've both got separate laundries. So you bought both? :confused:

    I said I like laundries inside the unit itself. I wouldn't want to go outside to another room to a laundry, which is what they appear to have. So no.

    I have one too in dee why.
    Number 4 is unlucky for some!
    It appears the more expensive one was sold at auction.
    The more expensive one is fully renovated, nice and open, towards front of block and balcony nice and high not overlooked by anyone. Also prized north facing.
    Main negative for both is no internal laundry. I will never consider them due to this fact.
    Very good location. Easy to rent out.

    100% agree. Had an IP on Pacific Pde, DY. Someone from the same block bought my 2/2/1 to "upgrade" from their 1/1/1 ,knowingly (I hope so), there are few building defects to be rectified worth 100k+ for a 2 bedder and paid a premium for the sale.
