    Hi Experts,

    I have a question, my lot is 300sqm with 11.4m frontage in hills shire council. For development of house some builders are saying I cannot construct double garage as I have to leave .9m on either side of building. But some are saying I can construct by going for zero lot with CDC. Just want to check how can I be sure either I will get an approval to build a zero lot or not?

    For CDC you can build to one side if the lot is less than 12.5 m wide.

    Hills shire are funny. Many locations may allow a garage within .9 and even be on the line BUT double garage may need to be wholly within the building footprint (eg underneath house) on narrow lots v a wider lot where the garage can sit out and even centre up the dwelling on the lot.

    Certifier will know the rules. Builders usually rely on their certifier to guide.
