Fixing issues before you renting out

    Just come out of settlement of my IP. There are few things to be done before open home. Things like whole house cleaning, painting one room, changing locks on some sliding doors, changing screen door, looking into toilet flush, changing some power points and some old jobs like throwing few stuffs from house, and also decommissioning old swimming pool pipes. Yes I know there are quite a few things to do. Has anybody used anyone who can cover most of the job mentioned above ? I was thinking if someone is okay to do them, it is better to involve few people than so many.

    A handyman could do most. Except the electrical. Are you nearby? Some you could do yourself?

    I am not around. I have my IP just bought last week (settled last week) and it was owner occupied. I need to make it good before I give it to rent. This is in Maddington area. I believe it is good idea to use professional than some casual guys, isn't that right ? Thanks for suggestion. Any recommendation of handy man plz ?

    Hi Yes I have already got one property manager. Since the settlement happened just before the easter break, I wanted to resource someone who could do jobs on weekend on casual basis, but it did not work out.
    They can resource as well, that' what they say.

    The mre time you delay the more it costs you unlet. I would engaged a single handyperson. Changing locks on sliding doors may need a locksmith

    Thanks and understood the fact that this will cost me.
    This house requires General maintenance, cleaning, general plumbing and electrical work.

    If you have recommendation of someone (or a handyman) who can deliver above task. I had a bad luck of Easter holiday and I want to move fast. I have requested my property agent to resource contractor who they know and have been using as well.

    I live in QLD and this property being far in WA, that's why the delay is, otherwise I would have done so many things myself. It is what is it :(

    Many rely on the PM in such cases. They also want the delay minmised. They generally have many reliable tradies and handy persons to call on.

    Don't forget things like changing all the tap washers, checking/changing flexible hoses (sinks/vanitys), check or change water using devices to water saving one's, if you are getting an electrician in consider hard wiring the smoke alarms and test safety switch.

    I have similar things needing doing on the IP I bought, but its within a 90 minute drive from my home.... I have gotten so much done in the 10 days since settlement. Helps so much that I had the 4 days at Easter to work on it.

    Any good PM should be able to organise all of this for you. It would be a good way to test their effectiveness while you're at it.

    Finally it is sorted out. Settled on 27th March and rented out on 13th April. I think the house would have rented out sooner than this, but Easter break and some delays on finding tradies, and quite a few general maintenance had to be done, hence.
    Anyway it is what it is. Did not have to advertise for rent as the property manger had few clients on the list
