Is the built finish now? Have you ever compared it with Metricon's product?

Back when I compared, masterpiece had a much higher quality finish in that base price, be sure to compare the specifications. Metricons was much lower and therefore warranted quite a number of upgrades to bring it to market standard, at which point their pricing was far from competitive. You will note Metricon aren’t commonly chosen for duplexes as their product doesn’t hit the mark, albeit this is personal view / perception.

There are many others in this space, Carter grange, Boutique, Lowe, latitude 37 etc suggest shopping around and noting quality of finishes

I am going through Masterpiece standard inclusion and you were right. A lot of their standard inclusions are extras with Metricon such as frameless shower, splashback, nicer toilet bowl, appliances etc

Did you go with Masterpiece standard inclusion or did you upgrade any of the items? If so, what did you upgrade and the approximate cost?

The real costly items are the high ceilings, facades, Miele appliances, Australian branded and stocked fixtures and fittings, additionally Masterpiece has more square meterage of 'wet areas' (which are where the costs really lie) as well as a proper Butlers Pantry. If you had Metricon price up the Masterpiece floorplan and specification you will note the true price variance.

Yes i made upgrades to the Masterpiece base as it was still lacking in various departments. The costs trully vary, and no they wont (nor will any builder) send you a price list for upgrades, so best to contact them with the ones you specifically had in mind and they'll provide you with an 'estimate'.

Hi. How did you a with Masterpiece? Did you look into building duplex with them further? Am catching up with them after Easter. I am keen to find out how much turnkey will cost with them on their standard inclusion

Hi, I have chosen to go elsewhere. Their original quote was very competitive but they wouldn’t provide me with any information on cost to spec up. Other builders have and that price certainty was important to me. I also feel as though their standard build probably doesnt quite hit the mark for quality and achieving an above average sales price.

May I know which builder you end up choosing and how much approx you would spend for the duplex?

Narrowed it down to Patterson Homes and Fine Aspect Homes. Both offered a superior quality product IMO to Masterpiece with much better base spec offering (particularly facade).

Both were very similar in final price (I had a large spec sheet drafted up of everything I wanted, brands, models etc) and for a mid/high spec, Patterson came in at $1.4m and Fine Aspect at $1.45m. This is full turnkey with landscaping, driveway, crossovers and provisional sums for site allowances.

To be honest I dont think Masterpiece would have been much cheaper if at all and to me walking through the displays the other two presented much better. Particularly street appeal.

Went with Patterson Homes in the end. Build time estimate was a couple of months quicker.

I built a Dual Occ with Masterpiece, finished about 2 years ago and have been happy with the end product.

Did you go with their standard inclusion or what are the upgrades if any?

Thanks. Does $1.4m include the landscaping/decking for the backyards?

Yes full turnkey inclusive of timber decking at the rear and all landscaping. It actually also included flyscreens and sheer curtains, which I put in to my spec list.

I did pretty much Standard Inclusions which are very good, the only thing I upgraded was the ground floor flooring to large porcelain tiles instead of vinyl timber look boards. Also some upgrades to the bathroom tiling as well to 600x600mm tiles. These were just personal preference for me.
