    It appears very good quality. For my last one the wardrobe doors could only close properly one way and the answer from the site supervisor was "This is how they do it nowadays" :) Not to talk about the missing caulking everywhere. You splashed some money on the outdoor area :)

    Is that a tiled shower base over a metal tray base to maximise the waterproofing warranty ?

    They still have to get the wardrobe mirrored doors in. Caulking touch ups still needed.

    Outdoor areas not ..really fancy.

    This was 294k turnkey and about 202sqm.

    I believe this is how they do it..as it is hobless shower...they need to seal against the shower screen.

    @sash - when do you typically negotiate / approach the builder? Upon entering the contract for the land, or waiting until it is titled to then have a firmer timeline?

    Lately..I have approached the builder early.

    For example...there is one I am waiting for titled in Mandurah. I paid the deposit in Nov ...and expect the land to title this month. I will also have contracts with no provisionals by mid this month. I will then sign the build contract subject to finance and settle on the land by May.

    The hope is the builder will be onsite by July. Will also reduce the land holding costs even though I am not financing....OPM (oher peoples money).
