    Thanks for your response. It's for my residence and I may lease in future.Work distance is not an issue as i am willing to commute

    Nopes.33 and single at moment.I can live here and when i have family then i can lease and move sonewhere.Or demolish and make a house for myself

    Since there is a good land component wouldnt it be a great investment from value perspective?

    Its a complex for people over 55 years. Its 1 villa of over 80 in the complex / community. The chance of getting permission from the other 80 residents to do a demo and rebuild I would assume would be nil.

    I'm going to assume that you are younger than 55 so you can't live in it and in a complex like that everything is controlled by the body corporation so you can't just demolish and rebuild. Over 55s dwellings can only be 100sqm to meet the requirements on their title

    Over 55s have restrictive regulations and generally poor capital growth due to limited people willing to buy.
