    If you factor in inflation too still very under priced historically mate. Relative to most parts of Australia seems like a no brainer...

    Its for a family memeber and they gave me specific parameters to work with.

    Safest bet, buy DHA in Townsville.

    DHA build is great, rent is guaranteed and they wouldn’t even build in a flood prone zone. Best investment ever, bought 2 in Kirwan, Townsville.

    Never been to Townsville, DHA pay for the maintenance.

    I remember many years ago when they had brand new houses in what looked like a very sparse area of Kirwan.
    Have you had it long? Still 16% for maintenance?

    Bushland Beach reminds me of Durack (20 mins to town) and Zuculli (35 mins to town) in Darwin. About 20 minutes to town approximately. Only difference is the tqo Darwin regions I mentioned
    are 300sm blocks and are currently valued in excess of $550K. Townsville will catch up.

    Townsville followers...

    Couple new companies announced from Townsville City Council that been allocated space after a tender process.

    1) RTE Energy Pty Ltd
    2) Origin Energy Future Fuels Pty Ltd
    3) Solquartz Pty Ltd
    4) North Queensland Gas Pipeline have been tentatively allocated space in the precinct following a tender process.

    Been reported it will add $1.2bn to Townsville and also up to 6000 jobs.

    Townsville & Mackay... still very undervalued even with interest rate rises. I am not the only one saying this. People are waking up. People can only ignore these regions for so long.

    Whitepapers - InvestorKit. Read the report Overvalued or Undervalued Market Analysis. They use a good methodology and provide some comments on Mackay and Townsville.

    HI Ariyahn2011,
    I notice you seem to have knowledge of the Townsvile area I am looking into Townsvile myself and wanted to know do you know how I can get a quote for the insurance for my numbers? I have a couple of suburbs picked out but looking at others they say the insurance is the stopper. So I just wanted to get an idea via suburb to suburb not specific properties yet.

    Hi mate, I am no expert, I am just following the market closely and look at all the data I can find.

    I would ring up Sure Insurance and get a quote on a home you're looking at it.

    I would also reach out to @wilso8948. He is well connected and knows Townsville inside out :)

    yes get Sure insurance when i was considering they came out best. u can always increaese ur contribution to reduce premium if that suits u

    i was looking at bushland beach back in 2016 before i got married, 320k for a 4 bedder 2 bath on 700sqm around shutehaven circuit area. even blocks up the top to the entry were 80k but the blocks were steep as ****! reverse slope is good not the other way....

    now looking at deedes crescent which were the 80k land was its pretty much still the same....

    Bargara (Bundaberg Region) has definitely increased since the onset of COVID in line with price rises in Hervey Bay, ect.

    House prices up 35%-40% over the last 18 months.

    I want to extract some equity in 6-9 months time to purchase next IP. Although it will depend on the market in that timeframe, Townsville is definitely in the conversation, as is Adelaide, Perth and some areas of regional NSW.

    How good is that? Still cheap relative to Australia! Regional life is becoming more and more realistic in terms of options for many. Ripple effect and the catch up will happen..

    Correct. And for the people that dont want a 600k mortgage will benefit from this. A bit of a lifestyle change and a different way if thinking will pay massive dividends down the track!!!!

    It certainly has helped me. I don't want a $2m home! Why? Still **** shower sleep and eat in a house the same would as a $2m house. People expecting expectations and realisations will eventually change....

    Keeping up with the Joneses has to blame for this...

    "Less is more" I certainly live by that!!!

    That is us mate! 320K mortgage in a blue chip family suburb :). Medium house prices is $420,000 with large blocks.

    We will either continue to buy shares or more property as part of the early retirement strategy.

    FNQ was just too attractive from a quality of life point of view. As you said, less is more. I also did not want a massive mortgage.

    I do think the high quality suburbs in FNQ will catch up to some degree. I don't expect it to ever be as high as Brisbane and the Gold Coast but it is WAY behind these regions.

    FNQ showing no sign of slowing down. Lots of PPOR entering the market. Still cheaper to buy than rent in many regions. Lots of social issues unfolding unfortunately as people are reportedly being forced out and facing homelessness.
