    Up into first millionaire bracket, which is nice.
    Much of it is the crazy growth in my PPOR though, if I took the value of that away (as I'm not going to make money from it and still need a place to live), I'll be on roughly zero.

    True... factor in income tax.... Omg.
    Btw. It would have been nice if the stamp duty was just 50k on this place... NSW Government please use our money wisely!!!

    Stamp Duty cost me $140K last year.

    I am not holding my breath waiting for the Qld Government to spend it wisely.

    For me, the only positive thing about S/D is that my kids/grandkids will use it to increase the cost base for CGT when they sell :).

    Maybe stamp duty shouldn't be calculated on a sliding scale... it hurts us people buying really expensive houses more than it hurts the people buying cheapies... that's not fair.....:oops:;)

    Also I have a tenancy to buy middle market IPs, properties I wouldn't mind living in myself, not the bottom of the barrel stuff with the higher likelihood of riff raff tenants... stamp duty percentages increase with the higher purchase prices... aiiiyaahh

    This threads a blast from the past. What a difference 18 months makes, I climbed a bracket to 750K+ :). If I were to graph it, I am on track to mimic @Steven Ryan on a graph if you just switch somersoft for propertychat and roll the years forward a couple :).

    I just put in offers to buy about $120K of shares through super, majority of that last night. Shares I bought on Monday have already gone up. (Not that I plan to monitor it weekly or daily)....

    Even having the thresholds adjusted by CPI on an annual basis would be a good start.

    My first IP in 2015 I paid $5K stamp duty. Second was $9K in 2016.

    Around $350k for us. Mid 20's couple in Sydney.

    Most of that through growth of the PPOR. Looking for our first IP now.

    So you would learnt from Monopoly that buying hotels were great investments!
    AFR today (p36) said "But with Sydney CBD hotel occupancy rates hovering at near 90pc the developer has opted for only hotel rooms ..."

    Not trying to make anyone feel bad but I'm surprised from the pool the averages are so low. I would have thought they would be higher.
