    Waratah West is now slowing , Lorna Street house still on the market 4 bedroom for 410k now 2 months.

    Yes it has slowed. I got in at a good time.

    Lorna st = Main Road. Are you referring to 114 Lorna? Of course it is sitting on market, small block with a bad st for parking/exiting driveway. No O/O interest so no buyer will be emotional about it to get the asking price.

    You're right. Sometimes paying land tax isn't a big deal depending on the total land value. If it's a lot and it pushes you way over the threshold then land tax can really hurt. So in that case a trust is a good alternative. But if you've only got a smaller portfolio, not really worth a trust. The accounting and administration fees can really bite too.

    For me, bought my first IP in May 2015 4 bd free standing canal front home in Broadbeach Waters Gold Coast.
    I'm thinking of buying again (house, 460-650k,B&H strategy, good CG) and considering Helensvale in GC vs Brisbane around Holland Park region. Thoughts anyone?

    yeah this purchase would be my 4th IP so not too much of a bill 7k approx. id say

    only issue is I want to move out of retail into real estate industry so I may be jobless for a few months so that's a big halt

    IP3 due to settle in 2 weeks. Post war house on 405sqm block in Wynnum, just on the Manly boundary. East of the railway line and a few hundred metres to either Wynnum Central or Manly train stations, and ~800m to the esplanade and Manly boat harbour. Also close to Wynnum State High School and Manly State School (in its catchment area.)
    Purchase at $401K, should rent $400-410, and looking for long term CG (in summary its probably worst house on one of the better streets in area). At a later date either a knockdown/rebuild, or complete reno. The property adjacent is advertised for >800K.

    Fogot to mention - purchase was sight unseen.

    Not at all, I even inherited a tenant that's definitely cleaner than I am.

    This is actually a place that I could live in for a little while if need be and I can't say that about many of my properties!

    If the tenant ever moves out, I might consider spucing up the kitchen and the bathroom, but currently there's no need.
