    Yes, All that, need execellent pm, US accountant, US lawyer and most important factor buying the right property

    We are actually on the ground.

    With the land need to ensure that it is suitable to build and understand end value of areas and run the comparibles to get the numbers right

    You guys aren't a buyer agent though right? Are there anyone who you would recommend using to buy properties in US? Just worried about scams thats all and thought you guys may know of legit businesses.

    USA big market, its totally dependent on price point, strategy

    Not able to recommend anyone, what worked in 2011 wont work in 2017. Happy to chat my favourite topic

    Settled on my 3rd Ip in Ferny hills.
    Purchase price 522,500
    Rent 480 a week.
    Big thanks to @Redom for finance. Always happy to help with Vals and profiles of properties that I was looking at.
    Thanks to @Whitecat for all the advice a long the way.
    And also thanks to rentalguardians @Andrew Allen for taking on the property. As soon as you ring rentalguardians you know your in good hands.

    congrats. I love the 3 Hills suburb. It's leafy suburbs and not on the same side as the snobby BCC :p

    Ferny Hills will still go strong for a wee while yet as it's priced pretty well. A quality quiet suburb also.
    Moreton Bay Regional Council so maybe time for a granny flat on a separate lease tranquilo :)

    Hello Everyone,

    I am new to investing and I have recently bought my first IP in Wyndham Vale (Melbourne West, adjacent to Werribee). 4x2x2 about 6 years old house on 440m2 land for $390K.
    Property is only about 1km away from Manor lakes shopping centre which is getting $40m works done to it next year and about 2km from Wyndham vale train station (Vline) and 3km from Werribee station (Metro). Planning to hold for long term.

    Purchased a 3 bed 1 bath house for approx 410-420k in Werribee 6 mins to Werribee plaza and station and with immediate subdivision potential. Will rent for 330/wk

    Not asap, my thinking was to bring all my P&Is down and build a bit of buffer first. What would you do?

    I would probably try to look at ways to increase capital and cash flow straight up if possible.

    Its all about the numbers. If it works I would look at options

    1. renovate front property, sell it and build at rear and hold this one for cash flow, as its new, better rent and depreciation. This allows you to move on as you have proceeds front property?

    Lots of homework required

    I am happy to buy, though I cant as I have a lot on my plate already. To be honest, I don't remember a time I was ever afraid to buy something in Oz.
