Certainly the newest/most modern suburb, and many spectacular new homes. But I would argue that West Pennant Hills and Dural and Glenhaven etc have similarly beautiful homes ( although a little older) but on larger lots with nicer gardens and a far more leafy feel . That being said, when the rail link opens, I think Bella Vista will be quite sought after

My vote (young family) would be

    1. West Pennant Hills (PPOR)
    2. Cheltenham
    3. ?
    4. ?
    5. ?

Reasons are: leafy, quiet, decent block sizes, low/medium density - no high rise (not yet), proximity to Asian hubs & amenities, Choice of private & public schools

In no particular order: (In Sydney)
    1. Dulwich Hill
    2. Marrickville
    3. Summer Hill
    4. Earlwood (more space, hence better value than the above three, but public transport isn't so good)
    5. Willoughby (ok admittedly don't know much about living here but visiting friends here, seems like a nice leafy suburb)

If we didn't have to work, the list would include Leura

Earlwood actually has access to 8 train stations which surround its border and frequent city buses. (423/L23 and 412 coming every few minutes in peak hour).

It has massive homes on big blocks, leafy and full of parks as well as a top tier OC class at Earlwood public. On top of that is the interesting topography which sets Earlwood high on a mountain (with amazing views) compared to low lying areas of Marrickville.

This puts smile on my face. I just happened to have one in Summer Hill and Earlwood.
I think Earlwood is the best balanced suburb to offer. Big block houses like the Hills but footstep to food paradise like Marrickville. Many houses along the Reserve with great airport, district, river, city views. Most can access train stations within 10-15m walk (Turrella, Bardwell Park, Bexley North... stations). 10m drive to the beach, Airport...

Bonus: John Howard (arguably the best PM ever) was born and raised here

Yes, that's great suburb, Earlwood and Bardwell Park.

at least it is still within 10-12 KM ring to the CBD area that is still under $1.2m so far (as at October 2019).

When you search the other suburb in the range of 12 KM from the CBD like Strathfield, it is way much more expensive than @1.5m for the similar house price.
