What are your experiences with:
Rental Guardians (Andrew Allen's agency),
Pure Rentals, or
Image Property Management

Are you happy with their service? Fees? Etc.

Haven't used any as don't have any properties there, however my 1st 2 calls would be to :

@DiligentPM who is on this forum, knowledgeable and helpful
Pure Rentals, as Russell the owner is a legend and a top operator.

There's a few others that are recommended on these forums who usually go to one of the above sooner or later. See Professional team: SA vs QLD for example.

 

I second @DiligentPM and have found their service to be perfect, they are also experienced investors themselves. They manage my current Brisbane properties and will manage my future holdings.

Logan, what strategies were used to find tenants? What is the modus operandi when tenants raise issues?

 

professional photos, clean properties, identifying key features that tenants want / expect, market prices, agents with good sale skills who can 'work a room', opens on demand and at times that are convenient for families (for family homes). Each house has been leased very quickly.
